Community Housing Estates’ Value Propositions are Most Important K.R.A for Facility Managers and Real Estate Developers (PART I)

KRA (Key Result Area) is a buzzing term in Human Resource Management Glossary. Meaningful KRA definition for an Individual staff member is necessarily the derivatives of Key Result Area Definitions of the concerned Business or Industry to which he/ she belongs. All Businesses are Customer-centric and Perceived Needs of Customer vary to a certain extent with the socioeconomic environment and the availability of affordable technologies at any given time and at a given locality.

Successful Business constantly focuses on the Moods and Sentiments of Customers and attempts to redefine its KRA and its products and services offerings based on Regional availability of New or Upgraded Technologies.

Community Housing Estates represent a Customer Set serviced primarily by Two Business Groups as noted in Title Statement. The said Customer Set is not only growing in size but also becoming very powerful since Community Housing is the most preferred and may be the only Residence Format Option available to ever-growing number of Urban Middle Class families in India and other Developing Countries.

Do the Customers after occupying respective apartments truly get the benefits aforesaid Value Propositions of Large Community Housing Estates i.e. ‘Provision of Economic, Comfortable and Secured Living Environments’? 95% or more Resident Families would in a single and loud voice respond with a Big “NO”

It is really unfortunate that Pre and Post-occupancy Issues crop up due to Commitment and Facility Planning shortfalls on the part of REALTY Developers. Post occupancy issues often develop in Indian Community Housing Enclaves due to Commitment Failures on the part of Facility Management Teams also, especially during the initial occupancy phase when the Property Builders/ Developers as per Sale Agreement Provisions provide the Facility Management Services also till Formation of Registered Body of Flat/Apartment Owners to take over charge of Common Property and Facility Management Services.

Often Apartment Owners/ Customers (individually or in groups) feel compelled to and opt for legal redresses through Consumer and Civil courts to resolve Commitment shortfalls on part of Realty Developers, ; realising the importance, Indian Judiciary has set up Fast Track Consumer Courts under the jurisdiction of state High Courts to expedite disposal of Real Estate related Consumer Petitions.

Previous 2 Paragraphs clearly demonstrate a Gross Misalignment in KRA Definitions of most Indian Real Estate Developers from the Underlying Value Propositions of the Properties they Market.
